  Think and Grow Rich

  I first discovered this book while on vacation in Myrtle Beach South Carolina. The title caught my eye in a $2 bin at a used book store. This book literally changed my life.

  Rich Dad Poor Dad

  I read this book in 2003 while sitting an open house. The book was so good that I was hoping nobody would show up to the open house and interrupt me reading it! Shortly after reading this book I bought my very first rental property. I now have 36 and the automatic income from these rentals exceeds my monthly living expenses (aka Financial Independence... aka F-U Money!)

  The E-Myth Revisited

  Terrible title, but amazing book. There are three stages to the Good Life: Sacrifice, Leverage, Freedom. This book captures the Leverage stage perfectly.

  The Millionaire Real Estate Agent

  Gary Keller is a legend in real estate. Not only is he the founder of Keller Williams he is also the author of several amazing books. This book is one of them and is a MUST READ for any agent in pursuit of the Good Life.

  Shift: How Top Real Estate Agents Tackle Tough Times

  A very timely book for you. I really enjoyed and learned a lot from this book after reading it during the Great Recession. Please read and study it when you have a chance.

  The One Thing

  No I'm not a Gary Keller fan boy... but I am a big fan and totally respect his amazing career as a leader in the real estate industry. This book, The One Thing, actually has nothing to do with real estate sales but it is a required read for living the Good Life.

  The Richest Man in Babylon

  In order to live the Good Life you must have more than enough money. This is a classic book (parable) that sets the stage for our journey to Debt Freedom and Financial Independence (aka F-U Money).

  The Science of Getting Rich

  A classic (written in 1910) book that will have you nodding your head like "Yeah!" as you study the science (and simple math) of getting rich as you build the Financial Moat around you and your family.

  Your Money or Your Life

  Maybe my favorite money book of all-time. When I first read this book back in late 2008 it changed my entire view and philosophy about money. This "new" philosophy led to the fantasies I had back in 2008/2009 (the Great Recession) of how I wanted my life to look and feel... ALL of those fantasies have come true (I call it the Good Life).

  The Simple Path to Wealth

  I invest in Three things: Bart, rental real estate, and Vanguard VTSAX (this is a total stock market index fund).
  
  The book The Simple Path to Wealth is a must read if you are interested in building wealth through the stock market. The only way that you and I should be investing in stocks in through an index fund (investing in ALL of the companies listed in the stock market). Read this book and you'll understand why. (Set it and forget it)

  The Book on Rental Property Investing

  Owning debt free rental real estate is the fastest and most foolproof way for us as real estate agents to reach long lasting financial independence.
  
  My simple money philosophy is: Cashflow is King, Cash is Queen, and Debt is the Joker.

  Atomic Habits

  If you are overweight, up to your eyeballs in debt, and broke as a joke... you MUST make better choices in your life. The best way to bolster these choices is by eliminating bad habits and replacing them with good habits. This is one of the best books I've ever read on the subject of habits.

  The Miracle Morning

  One of the keys to creating and maintaining Good Life habits is to develop a morning routine that catapults your day towards your goals. This book is a fantastic guide for creating The Miracle Morning.

  This is Marketing by Seth Godin

  Remember the three stages to The Good Life for real estate agents: Sacrifice, Leverage, and Freedom. Well, you cannot optimize the Leverage stage without marketing. My two favorite marketers of all-time are Seth Godin and Dan Kennedy. This is Marketing is Seth's latest book. Below you will find my favorite Dan Kennedy books.

  After reading this book I created a direct mail postcard and sales letter marketing plan that completely turned my business around in 2010. The expired listing campaign I deployed made $87,000 extra dollars for me in the first 12 months and has never produced less than an extra six figures each year since. This book gave me all the ideas.

  No B.S. Direct Marketing by Dan Kennedy

  The marketing philosophy of "One to Many" that I learned in this book has cemented ALL of the lead generation systems in my $1,000,000+ per year real estate sales business. This has allowed me to build a Lovable business WITHOUT cold calling, door knocking, telemarketing, trespassing, bootysmooching, or pussyfooting.

  No B.S. Time Management by Dan Kennedy

  One of the core tenets of the Good Life is this... First you trade time for money and then you trade money for time. The reason we value time so much in the Good Life is because TIME is all we have. We want to spend as much of that time as possible doing what we want, when we want, and with whom we want. Thus, becoming so free that our very existence is considered an act of rebellion.
  
  This IS the very best book I've ever laid eyes on for time management.

  The book that had the single greatest impact on my life during the worst possible period of my life. When the baloney hit the fan in late 2008 and the real estate market and economy folded like a rusty lawn chair... somehow I stumbled upon this book.
  
  Meditations by Marcus Aurelius changes my perspective on EVERYTHING.
  
  If you do indeed read this book - and allow the concepts to sink in - your life will never be the same.

  Influence by Robert Cialdini

  This book is an absolute must read for anyone in sales. And anyone in a relationship for that matter... and, well... it's just a must read.
  
  I really loved this book and the depth of information regarding the human psychology and how we can influence it when we understand it.
